Emergency lighting is often noticed only during a power cut or scheduled test. For facilities teams, however, the standards behind it continue to develop. BS EN 50172:2024 replaced the previous edition of the European standard for emergency escape lighting systems, bringing renewed attention to design, documentation, verification, maintenance and the way a system performs throughout its working life.
The update does not mean that every existing installation automatically needs to be removed. It does mean that property owners, dutyholders and contractors have a reason to check which standards were used for a building, whether subsequent changes were assessed and whether current records describe the real installation. That is especially relevant for sites that have been extended, repartitioned or given a new use.
Why a standards update affects more than new construction
New projects will usually be designed against the standards and regulations applicable to the work. Existing buildings present a different challenge because their lighting may reflect several generations of alterations. One floor could contain original fluorescent emergency fittings, a refurbished reception and newly divided meeting rooms. If records have not kept pace, the system shown on a drawing may no longer match what people see on site.

Maintained and non-maintained fittings do different jobs
A maintained emergency light operates during normal conditions and continues on its battery supply if mains power fails. A non-maintained unit normally remains off and illuminates only when its normal supply is interrupted. Neither label is a general indication that one product is better. The appropriate mode depends on the location, how the premises are used and whether the fitting also performs an everyday lighting or sign function.
Public areas where normal lighting may be dimmed, such as entertainment venues, can require a different approach from a back-of-house plant space. Illuminated exit signs may need to remain visible whenever a building is occupied. Mixed-use sites can contain both modes, which makes accurate labelling and records particularly useful when staff or contractors carry out tests.
Documentation should explain the installation clearly
An emergency-lighting file is most useful when another competent person can understand it without relying on the memory of the original installer. It may include design information, commissioning documents, product details, circuit information, test results and plans showing the location and identification of fittings. Alterations should be added when they occur rather than reconstructed years later.
Good records also reduce disruption during maintenance. A failed unit can be matched to its required output, duration, mounting method and environment. Without that information, a superficially similar replacement might not perform the same role. Consistent asset labels can connect the physical fitting to the logbook and make recurring faults easier to spot.
Testing has to represent real operating conditions
Short functional checks and full-duration tests answer different questions. A brief test can confirm that a fitting changes to emergency operation, while a duration test examines whether it continues for the necessary period. Tests should be scheduled and conducted in accordance with the applicable requirements, with suitable precautions taken while batteries recharge and normal protection is temporarily reduced.
Self-test products can simplify the routine by carrying out programmed checks and signalling a fault locally. They are particularly useful where manual access is time-consuming, but someone still needs to inspect indicators, record results and arrange repairs. Technology can identify a problem sooner. It cannot make an unresolved defect safe.
Refurbishment can create hidden gaps in escape routes
Modern fit-outs often alter the visual character of a space without changing its external footprint. Dark ceilings, acoustic rafts, tall displays and glazed partitions can affect how light reaches the floor or whether an exit sign remains visible. A new door can also change the direction people are expected to travel. Reusing every fitting in its former position may therefore be inappropriate even if the units are still serviceable.
Designers should also consider the environment around each product. Dust, moisture, impact risk and temperature can influence the required enclosure and location. An IP65 fitting might be appropriate in a damp or dusty setting, while a decorative indoor area may call for a less conspicuous recessed solution. Specification is about performance in context, not simply matching the finish of the ceiling.
Facilities teams can use the update as an audit prompt
The most practical response to a revised emergency escape lighting standard is an evidence-led review of the existing system. Facilities teams can begin by confirming which edition of the standard is referenced in the building’s design, commissioning and maintenance documents. They should then identify any changes made to the premises since the system was installed, including new partitions, altered escape routes, changes in occupancy and the introduction of additional equipment or storage.
Documentation should be compared with the installation itself. Plans may show fittings that have since been removed, while replacement products may not have been added to the asset register. Identification numbers, operating modes and test results should correspond with the equipment on site. Facilities teams should also check whether emergency signs remain visible from the routes people now use, particularly where shelving, displays or internal walls have changed the original sightlines.
Testing records can reveal patterns that a single inspection may miss. Repeated battery failures, damaged diffusers or faults in one part of the building may indicate an environmental issue, an ageing group of fittings or a maintenance problem that requires wider attention. Any uncertainty about compliance, light coverage, emergency duration or testing procedures should be referred to a competent specialist. These decisions should be based on an assessment of the building rather than assumptions about the age or appearance of a fitting.
An audit can also support more accurate budgeting. When battery replacement dates, recurring faults and obsolete product types are recorded, planned work can be grouped into a sensible programme. This may reduce urgent call-outs and help organisations avoid ordering unsuitable replacements at short notice. Areas with frequent failures or important escape routes can be prioritised, while less urgent upgrades can be included in future refurbishment budgets.
